Upsize Property Renovation Ltd is a UK-based company committed to upholding the highest standards of ethical conduct. We acknowledge our responsibility under the Modern Slavery Act 2015 and are dedicated to ensuring that modern slavery, forced labour, human trafficking, and other forms of exploitation are not taking place anywhere within our business operations or supply chains.

This statement details the steps we have taken during the financial year 2026 to prevent slavery and human trafficking. We operate a zero-tolerance approach to modern slavery and expect the same commitment from all our contractors, suppliers, and business partners.

2. Our Business Structure and Operations

Upsize Property Renovation Ltd specialises in comprehensive property renovation, refurbishment, and construction services for both domestic and commercial clients primarily within the United Kingdom.

  • Structure: We are a private limited company, managed from our central office in Peterborough, UK.

  • Workforce: Our workforce comprises directly employed staff (project managers, administrative staff) and a network of specialist sub-contractors (e.g., electrical, plumbing, carpentry) essential to our renovation projects.

  • Supply Chain: Our supply chain involves procuring construction materials (e.g., timber, metals, aggregates, specialist fittings) from UK-based wholesalers and distributors, who in turn source materials both domestically and internationally.

3. Policies Relevant to Modern Slavery

We maintain and enforce internal policies that reflect our commitment to acting ethically and with integrity in all our business relationships. Key policies include:

  • Ethical Labour & Anti-Slavery Policy: Outlines the mandatory standards and requirements for all employees and business partners regarding labour practices.

  • Whistleblowing Policy: Encourages all employees and third parties to report any concerns related to modern slavery or other illegal activity without fear of reprisal.

  • Recruitment and Right-to-Work Policy: Ensures strict adherence to UK employment law, including verifying the legal right-to-work for all direct employees and ensuring minimum wage compliance.

  • Supplier Code of Conduct: Specifies the ethical, environmental, and labour standards required of all our suppliers and sub-contractors.

4. Due Diligence and Supply Chain Management

Given our reliance on sub-contracted labour and material sourcing, we identify these areas as being crucial for due diligence.

A. Sub-Contracted Labour

We implement a stringent vetting process for all sub-contractors:

  1. Contractual Obligations: All sub-contract agreements explicitly reference the Modern Slavery Act and require the sub-contractor to warrant that their workforce is employed ethically, legally, and in compliance with fair wage regulations.

  2. On-site Audits: Project Managers are required to conduct regular, unannounced site checks to monitor working conditions, working hours, and the general welfare of all personnel, escalating any concerns immediately.

  3. Labour Transparency: We require sub-contractors to provide evidence of legal employment status for their workers upon request.

B. Material Sourcing

For key suppliers, we undertake the following actions:

  • Risk Categorisation: We focus high-risk assessments on suppliers dealing with materials sourced from known higher-risk regions or sectors (e.g., certain raw materials).

  • Supplier Confirmation: We require new and existing high-risk suppliers to complete a self-assessment questionnaire or provide evidence of their own anti-slavery compliance measures.

5. Risk Assessment and Management

We assess the risk of modern slavery within our operations as low due to our primary UK-based operations and compliance with strong domestic employment laws.

However, the risk within our wider supply chain is assessed as medium, particularly concerning the sourcing of raw materials. Our risk management focuses on mitigating risks associated with:

  1. Sub-Contracting Tiers: Ensuring compliance beyond the first-tier sub-contractor.

  2. Migration/Seasonal Labour: Vigilance against potential exploitation where temporary or seasonal workers are used by our partners.

6. Training and Awareness

To ensure a high level of understanding of the risks of modern slavery and human trafficking in our supply chains and our business, we provide relevant training:

  • Targeted Training: Key personnel, including Procurement, Project Management, and Human Resources, receive mandatory annual training on identifying the signs of modern slavery and how to report them.

  • General Awareness: All staff are provided with the induction materials detailing our policy, reporting mechanisms (Section 7), and zero-tolerance stance.

7. Reporting Concerns (Whistleblowing)

We maintain clear mechanisms for reporting concerns. All employees, sub-contractors, and third parties are obligated to report any suspicion of modern slavery immediately and confidentially.

8. Key Performance Indicators (KPIs)

To measure the effectiveness of the steps taken to ensure that slavery and human trafficking are not taking place in our business or supply chains, we monitor the following indicators:

  • Training Completion: 100% of relevant staff to complete annual Modern Slavery Awareness Training.

  • Supplier Vetting: 100% of new high-risk suppliers to be vetted via our questionnaire or audit process prior to contract agreement.

  • Compliance Breaches: Zero confirmed instances of modern slavery identified within our business or reported by our direct suppliers/sub-contractors.

  • Audit Compliance: Completion of 20 proactive on-site spot checks/audits on sub-contractors annually.

This statement is made pursuant to section 54(1) of the Modern Slavery Act 2015 and constitutes Upsize Property Renovation Ltd's slavery and human trafficking statement for the financial year ending 2026.
