Roofing FAQs

Roofing questions, answered

Can't see your question? Call 0800 193 9030 or send us a message.

How much does a new roof cost in Peterborough?

As a guide, a full re-roof with concrete tiles costs around £5,200–£8,600 for a terraced house, £7,500–£12,100 for a 3-bed semi and £9,200–£14,900 for a detached house, including scaffolding and waste removal. We give you a fixed, written price after a free roof check.

How much does a roof repair cost?

Small repairs, such as replacing slipped or cracked tiles, usually cost £170–£460. Re-bedding a full ridge is typically £500–£1,400. We photograph the problem first, so you see exactly what needs fixing before you agree a price.

Is the drone roof check really free?

Yes. A drone roof survey usually costs around £250, but ours is free with every roofing enquiry. We fly it on the spot and show you the close-up photos there and then, with no obligation. If you need a detailed written photo report, for example for an insurer or a house sale, we can provide one; there may be a small charge, which we always tell you about first.

What guarantee do I get on my roof?

Every roofing job comes with our 10-year written workmanship guarantee, handed to you when the job is signed off. Materials also carry manufacturer guarantees of up to 20–25 years, depending on the products, and an insurance-backed guarantee is available for extra peace of mind (T&Cs apply).

Are you vetted on TrustATrader?

Yes. Upsize Property Renovation Ltd is a verified TrustATrader member. TrustATrader checks members before listing them, and you can read and leave reviews on our TrustATrader profile, alongside our 30+ Google reviews.

Do you offer an insurance-backed guarantee?

Yes, as an option. We work with leading UK insurance-backed guarantee providers. An insurance-backed guarantee protects your guarantee for its full term, even if the company that did the work stops trading. Terms and conditions apply, and we explain the cost before you decide.

How do I pay for my roof?

A deposit secures your start date and the materials, which we buy direct from our own suppliers. Larger jobs are paid in agreed stages as the work is completed, and everything is set out in a written contract you sign before we start. You can pay by contactless card, cash or bank transfer (BACS), and finance is available on larger projects, subject to status.

How quickly will you get back to me?

We call you back within 15 minutes during opening hours, Monday to Saturday. For roof checks we can often visit the same or next day and give you a fixed price on the spot or the same day.

Should I repair or replace my roof?

If the timbers and most of the tiles are sound, a repair is usually better value. Replacement makes sense when repairs would cost more than about a quarter of a new roof, or when the covering has reached the end of its life. We always advise repair first where it genuinely works.

What are the signs I need a new roof?

Common signs are damp patches on ceilings, daylight showing in the loft, a sagging roof line, lots of slipped or cracked tiles, crumbling ridge mortar and heavy moss. One sign on its own often means a repair; several together usually point to a re-roof.

How long does it take to replace a roof?

Most houses take 3–8 working days, depending on size and access. A terraced house is often 3–5 days and a 3-bed semi 5–8 days. Scaffolding goes up first, and the roof is kept watertight at the end of every day.

How soon can you start, and who arranges the scaffolding?

We use our own scaffolding for most domestic jobs, or trusted local suppliers when needed, so we can usually start sooner than roofers who have to wait for a scaffolder. On larger roofs we bring a bigger team so the work finishes faster.

How much does an EPDM rubber flat roof cost and how long does it last?

EPDM rubber roofing typically costs £90–£140 per m² fitted, so a garage or small extension roof is usually £1,400–£2,900. A correctly installed EPDM roof can last 30–50 years, much longer than traditional felt.

Do I need planning permission or building regulations to replace my roof?

Planning permission is not normally needed to replace a house roof like-for-like, although listed buildings and some conservation areas need consent. Building regulations approval is usually needed if you re-roof more than a quarter of the roof area or change the insulation. We tell you what applies before work starts and, where Building Control sign-off is needed, we arrange it for you.

Can you arrange an independent inspection of the finished roof?

Yes. On request, we arrange a competent, independent RICS roof inspection of the finished work, so you have an expert’s report on the quality of the job.

Do you offer finance for a new roof?

Yes. On larger projects, such as full re-roofs, finance is available so you can spread the cost with monthly payments, subject to status. Ask us and we will explain the options and terms before you commit.

Does home insurance cover roof leaks and storm damage?

Most home insurance covers sudden storm damage but not wear and tear or gradual leaks. Check your policy. We can provide dated photos and a written report of the damage to support your claim.

Do you do commercial roofing?

Yes. We repair and replace flat and pitched roofs on commercial units, offices and managed property, including EPDM flat roofing, and can plan the work around your opening hours.
