Flat roofs give plenty of warning. Act on it early.
Book a free roof checkMost flat roof problems come from three things: water lying on the roof, poor detailing at the edges and outlets, and materials past their life. Traditional felt roofs often last only 10–20 years. A correctly installed EPDM rubber roof can last 30–50 years.
The British Standard for flat roofs, BS 6229:2018, says roofs should be designed with a 1:40 fall so that a minimum of 1:80 is achieved on the finished roof. A “flat” roof that holds puddles after rain will fail early. We check the deck and correct the falls before laying the membrane.
Replacing a flat roof is often more than a new covering. When a roof is both re-decked and re-covered, building control guidance says the insulation must be upgraded to current standards, under Part L of the Building Regulations. We include this in our price where it applies, so there are no surprises.
We check the deck, falls, edges and outlets, and measure the roof.

We work to current British Standards, HSE guidance and Building Regulations. Here are the sources behind the advice on this page.
Flat roofs should be designed with a 1:40 fall so that a minimum 1:80 fall is achieved on the finished roof, clearing rainwater rather than letting it pond.
Building control guidance: insulation must be upgraded when a roof is both re-decked and re-covered.
When a large part of a roof is renovated, Part L normally requires the insulation to be upgraded where this is technically and economically feasible.
Almost one in five deaths in construction work involve roof work. HSE advises treating every roof as fragile until a competent person confirms otherwise.

EPDM rubber roofing typically costs £90–£140 per m² fitted. A garage or small extension roof is usually £1,400–£2,900, and a larger single-storey extension £2,100–£4,000, depending on the deck, insulation and edges.
A correctly installed EPDM roof can last 30–50 years, much longer than traditional felt, which often lasts 10–20 years.
For most domestic roofs, yes. EPDM is a single seamless sheet, stays flexible in all weathers, resists UV and is installed without naked flames. Felt is cheaper upfront but usually needs replacing much sooner.
Usually because the roof has too little fall or the deck has sagged. BS 6229 recommends designing for a 1:40 fall so that at least 1:80 is achieved. We correct the falls when replacing the roof.
Often, yes, if you are replacing the deck as well as the covering, because the insulation then needs upgrading under Part L. A like-for-like re-cover of a small area may not need approval. We tell you what applies.
Yes, in dry conditions. EPDM adhesives need dry surfaces and suitable temperatures, so we plan around the weather and protect the roof between stages.
If the damage is local and the deck is sound, yes. If the felt is blistered and cracked across the roof, or the deck is soft, replacement is better value.
