Roof damage and leak repair in Peterborough

Leaks are rarely where the stain is. We trace water back to its real source, repair the damage properly and give you dated photos and a written report if you are making an insurance claim.

What we do

Finding the cause, not just patching the stain

Roof leaks and damage from weather, fallen branches, ageing materials or previous poor workmanship.

Leak investigation

We inspect from inside the loft and outside to trace water to its real entry point, often some distance from the stain.

Leak repairs

Valleys, flashings, cracked tiles, failed underlay and blocked gutters repaired so water is kept out for good.

Impact damage

Tiles, ridges and timbers damaged by falling branches, aerials or debris repaired or replaced.

Underlay & batten repairs

Torn or perished underlay and rotten battens replaced in the affected area, then re-tiled.

Insurance reports

Dated photos and a written report of the cause and extent of the damage, to support your claim.

Previous poor repairs

We put right bodged repairs, such as sealant over cracks or tiles bedded on mortar only.

Expert guide

Where roof leaks really come from

Water runs along battens, rafters and underlay before it drips, so a stain on the bedroom ceiling may start several metres away. That is why patching the obvious spot often fails. These are the causes we find most often in Peterborough homes:

  • Valleys: worn lead or cracked mortar-bedded valleys carry a large volume of water and fail first.
  • Chimney and wall flashings: lead that has split, lifted or been replaced with mortar or sealant.
  • Slipped or cracked tiles, often after high winds.
  • Perished underlay: older bitumen felt becomes brittle and tears behind the tiles.
  • Blocked gutters and outlets that back water up under the eaves.
  • Condensation in poorly ventilated lofts, which can look like a leak.

Will insurance pay?

Most home insurance covers sudden damage, such as a storm or a falling tree, but not wear and tear or a leak that has developed gradually. Insurers will want evidence of the cause. Which? advises photographing the damage, contacting your insurer as soon as possible and keeping receipts for any emergency work. Our written reports set out the cause and extent of the damage so your insurer can assess the claim quickly.

Don’t ignore a small leak

Even a slow drip can rot battens and rafters, damage insulation, stain plaster and encourage mould. The sooner the cause is fixed, the smaller the repair.

FAQs

Roof leak & damage repair: your questions answered

Can't see your question? Call 0800 193 9030 or send us a message.

How do I find where my roof is leaking?

Start in the loft with a torch during or after rain and look for wet timber, stains or daylight. Water travels along rafters and underlay, so the source is often uphill of the stain. For a definite answer, a roofer should inspect both the loft and the outside.

How much does it cost to fix a roof leak?

Most leak repairs cost £170–£500 when the cause is a few tiles or a short flashing. Valleys, underlay replacement or larger flashings cost more. We find the cause first and give you a fixed price before any work.

Is a roof leak covered by home insurance?

Usually only if it was caused by a sudden event, such as a storm or impact. Gradual leaks and wear and tear are normally excluded. Check your policy, and keep photos and our written report as evidence.

Can a roof leak be fixed from inside?

Not permanently. You can catch drips and protect belongings from inside, but the repair must be made on the roof where the water is getting in.

Why does my roof only leak in heavy rain or wind?

Wind-driven rain can be forced under slipped tiles, past worn flashings or over the side of a valley that copes with light rain. These leaks usually point to a specific defect that a roofer can find.

Is it a roof leak or condensation?

Condensation usually shows as droplets on the underside of the felt or nails across a wide area, often in cold weather, while leaks appear in one place after rain. Improving loft ventilation solves condensation.

How long can I leave a leaking roof?

As short a time as possible. Water quickly damages timbers, insulation, plaster and electrics. If water is coming in now, ask for an emergency make-safe.
