How much does a roof repair cost?
Small repairs, such as replacing slipped or cracked tiles, usually cost £170–£460. Re-bedding a full ridge is typically £500–£1,400. We photograph the problem first, so you see exactly what needs fixing before you agree a price.
Should I repair or replace my roof?
If the timbers and most of the tiles are sound, a repair is usually better value. Replacement makes sense when repairs would cost more than about a quarter of a new roof, or when the covering has reached the end of its life. We always advise repair first where it genuinely works.
What are the signs I need a new roof?
Common signs are damp patches on ceilings, daylight showing in the loft, a sagging roof line, lots of slipped or cracked tiles, crumbling ridge mortar and heavy moss. One sign on its own often means a repair; several together usually point to a re-roof.
How long does it take to replace a roof?
Most houses take 3–8 working days, depending on size and access. A terraced house is often 3–5 days and a 3-bed semi 5–8 days. Scaffolding goes up first, and the roof is kept watertight at the end of every day.
How much does an EPDM rubber flat roof cost and how long does it last?
EPDM rubber roofing typically costs £90–£140 per m² fitted, so a garage or small extension roof is usually £1,400–£2,900. A correctly installed EPDM roof can last 30–50 years, much longer than traditional felt.
Do I need planning permission or building regulations to replace my roof?
Planning permission is not normally needed to replace a house roof like-for-like. Building regulations approval is usually needed if you re-roof more than a quarter of the roof area or change the insulation. We will tell you what applies to your roof before work starts.
Does home insurance cover roof leaks and storm damage?
Most home insurance covers sudden storm damage but not wear and tear or gradual leaks. Check your policy. We can provide dated photos and a written report of the damage to support your claim.
Do you offer free roof inspections in Peterborough?

Yes. We work on fixed basket pricing with variations to your schedule of rates. Our policies are written to SSIP standards and our PQQ is complete. CHAS and Constructionline applications are in progress for Q1 2027.
Are you insured and are your operatives vetted?
Yes. We carry £5m public liability insurance, and every operative is CSCS-carded and DBS-checked.
