Regulations & sources

The rules a new bathroom must meet

Water and electricity in one small room means the regulations matter. We do the work to them and hand you the paperwork.

  • Local authority building controlHome electrical safety and Part P

A bathroom is a special location under Part P, so adding to or changing its electrical circuits is notifiable. A registered electrician certifies the work and you receive a compliance certificate.

  • GOV.UK / BEAMAApproved Document F: extract fan guide (BEAMA)

Approved Document F sets a minimum intermittent extract rate of 15 litres per second for bathrooms, and four air changes an hour for wet rooms with no external wall.

Bathroom fitting questions

Can't see your question? Call 0800 193 9030 or send us a message.

How long does a bathroom refit take?

Most bathroom replacements take around 5 working days, including strip-out, plumbing, electrics, tiling and decoration. One Upsize team does every trade, so there is no waiting between stages. We confirm the programme in your quote.

Can you replace a bath with a walk-in shower?

Yes. Swapping a bath for a walk-in or level-access shower is one of our most common jobs, for homeowners and as an adaptation for older or disabled residents. See our wet rooms page for level-access options.

How much does a new bathroom cost in Peterborough?

It depends on the size, the suite and tiles you choose, and whether pipework or electrics move. After a free survey we give a fixed, written price listing everything included.

Do bathroom electrics need certification?

Yes. Changing or adding electrics in a bathroom is notifiable work under Part P because a bathroom is a special location. A registered electrician certifies the work and you receive a compliance certificate.

Does my bathroom need an extractor fan?

Building regulations set a minimum extract rate of 15 litres per second for bathrooms under Approved Document F. When we refit a bathroom we fit or upgrade the fan to meet it, which also helps prevent condensation and mould.

Do you fit bathrooms for landlords and housing providers?

Yes. We replace bathrooms in void and occupied homes for social housing providers and councils, and for private landlords, typically in 5 working days per property.

Is the work guaranteed?

Yes. Every bathroom comes with a 10-year written guarantee on our workmanship, issued at sign-off, plus the manufacturer warranties on the suite and fittings.
