Book a free roof checkA new roof is a major investment, so it is worth knowing what should be included. Quotes that look cheap often leave out the parts that make a roof last.
Replacing a house roof like-for-like does not usually need planning permission, except for listed buildings or in some conservation areas. Building regulations are different. The Planning Portal says approval is needed for larger re-roofs, structural changes, a covering with different fire performance, or one that increases the roof’s weight by 15% or more. Under Part L, a large re-roof may also need the insulation to be upgraded. We check what applies before we price your job.
A well-installed concrete tile roof typically lasts 50 years or more, and clay can last longer. The underlay, battens and fixings matter as much as the tiles, which is why we never cut corners on them.
We inspect the roof and loft, measure up and talk you through the options.
A written quote listing everything included, plus the programme and any approvals needed.
Scaffold up, old roof stripped and rebuilt, watertight at the end of every day.
Final inspection, photos, building control sign-off where needed and a 10-year written guarantee.

We work to current British Standards, HSE guidance and Building Regulations. Here are the sources behind the advice on this page.
Approval is needed for larger re-roofs, structural alterations, a covering with different fire performance, or one that adds 15% or more to the roof’s weight.
When a large part of a roof is renovated, Part L normally requires the insulation to be upgraded where this is technically and economically feasible.
Under BS 5534, mortar can no longer be relied on as the only fixing. Single-lap tiles, hips and ridges must be mechanically fixed, and the standard covers re-roofing and repairs.
Almost one in five deaths in construction work involve roof work. HSE advises treating every roof as fragile until a competent person confirms otherwise.

As a guide, a full re-roof with concrete tiles costs around £5,200–£8,600 for a terraced house, £7,500–£12,100 for a 3-bed semi and £9,200–£14,900 for a detached house, including scaffolding and waste removal. Clay tiles and slate cost more.
Most houses take 3–8 working days, depending on size, access and weather. A terraced house is often 3–5 days and a semi 5–8 days. The roof is kept watertight at the end of every day.
Not usually, if you are replacing it like-for-like on a house. Listed buildings, some conservation areas and flats can be different, so check with Peterborough City Council or your local council if unsure.
Usually, yes, for a full re-roof. Approval is needed for larger re-roofs, structural changes, or a heavier or different covering, and the insulation may need upgrading under Part L. We arrange this as part of the job.
No. Tiled roofs must be stripped back so the timbers, underlay and battens can be checked and replaced. Laying over old tiles hides problems and adds weight.
Yes. Most people stay at home. The roof is made watertight every evening, and we keep the site and scaffold secure.
Spring to autumn has the most reliable weather, but roofs can be replaced all year with good planning and temporary protection. Booking ahead for summer is wise.
Usually, yes, if they are old. The scaffold is already up, so doing it together saves a second set of access costs.
