Quick answer: what does a new roof cost in Peterborough?
For a full re-roof with concrete tiles, most homeowners in Peterborough pay:
- Terraced house: £5,200 – £8,600
- 3-bed semi-detached: £7,500 – £12,100
- Detached house: £9,200 – £14,900
A small repair is far cheaper. Replacing slipped or cracked tiles usually costs £170 – £460, so it is worth finding out whether you really need a new roof before you commit.

What affects the price of a new roof?
Two roofs that look the same from the street can cost very different amounts. The main factors are:
- Size and shape. Hips, valleys, dormers and chimneys all add labour and materials compared with a simple gable roof.
- Roof covering. Concrete tiles are the most affordable. Clay tiles and natural slate cost more to buy and take longer to fit.
- Scaffolding and access. Most re-roofs need full scaffolding. Terraced streets, conservatories and narrow side access can add cost.
- What's under the tiles. If battens, felt or timbers are rotten, they must be replaced. A good roofer shows you photos before adding this to the price.
- Insulation and building regulations. Re-roofing a large part of a roof normally needs Building Regulations sign-off, and you may need to improve the insulation at the same time.
- Chimneys, leadwork and gutters. Doing these while the scaffold is up is far cheaper than paying for scaffolding twice.
Repair or replace? Don't pay for a roof you don't need
Many roofs that "need replacing" only need a repair. Slipped tiles, a cracked ridge or a failed flashing can cause a leak on an otherwise sound roof.
We start every job with a free drone roof survey, which usually costs around £250 elsewhere. You see close-ups of your roof on screen, and if a repair will do the job, we tell you. If the roof has reached the end of its life (widespread slipped tiles, sagging, failed felt or repeated leaks in different places), replacing it is usually better value than patching it year after year.

Roofing trends for 2027: what Peterborough homeowners should know
1. Prices will keep rising, but steadily
The Building Cost Information Service (BCIS) forecasts that construction tender prices will rise by around 15% over the five years to 2031, roughly 3% a year. Materials and labour are not expected to fall. If your roof needs replacing, waiting a year is likely to cost more, not less.
2. The zero VAT on insulation and solar ends in March 2027
Energy-saving materials such as insulation and solar panels installed in homes currently have 0% VAT. This is due to end on 31 March 2027, when the rate goes up to 5%. If you are re-roofing and upgrading your roof insulation, or adding solar, doing it before April 2027 could save you money.
3. More homes adding solar when they re-roof
The government's Warm Homes Plan includes grants and low-interest loans for solar panels, batteries and insulation, with a target to triple rooftop solar by 2030. Re-roofing is the ideal time to add solar, especially in-roof panels, which sit flush with the tiles. Check that your roofer and solar installer plan the job together, so the roof is watertight around the panels.
4. Dry-fix ridges and verges are now standard
The British Standard for slating and tiling (BS 5534) requires ridges and verges to be mechanically fixed, not held by mortar alone. Dry-fix systems don't crack and wash out like mortar, so you avoid repeat re-pointing. A good quote should include them.
5. EPDM rubber is replacing felt on flat roofs
More homeowners now choose EPDM rubber over traditional felt for garages, extensions and dormers. It typically lasts 30 years or more against 10 to 20 for felt. See our EPDM flat roof guide.
6. Drone surveys instead of guesswork
Drone and photo surveys are becoming the normal way to price roofs. You see exactly what the roofer sees, without anyone climbing on your roof, and it makes quotes easier to compare.
How to get a fair price for your roof
- Get a proper inspection, ideally with photos or drone footage, before you get a price.
- Get a fixed, written quote that lists scaffolding, materials, waste and any timber or insulation work.
- Check the guarantee. Look for a written workmanship guarantee and the manufacturer guarantees on the membrane and tiles. An insurance-backed guarantee protects you if the company stops trading.
- Never pay in full upfront. A deposit to secure your date and stage payments on larger jobs is normal. A signed contract protects both of you.
- Be wary of doorstep offers. Genuine roofers don't knock on doors offering "today only" prices.
Frequently asked questions
How much does a new roof cost on a 3-bed semi in Peterborough?
A full re-roof on a 3-bed semi-detached house in Peterborough typically costs £7,500 – £12,100 in 2026, including scaffolding and waste removal. We expect this to be around £7,700 – £12,700 in 2027.
Will roofing prices go up in 2027?
Most likely, yes. Industry forecasts from BCIS expect construction prices to rise by roughly 3% a year over the next five years. The zero VAT rate on energy-saving materials such as insulation and solar panels is also due to end on 31 March 2027.
How long does a new roof last?
A well-installed concrete tile roof typically lasts 50 years or more, and clay or slate can last longer. EPDM rubber flat roofs typically last 30 years or more. The underlay, battens and fixings are just as important as the tiles.
Do I need planning permission or building regulations for a new roof?
Like-for-like re-roofing does not usually need planning permission, unless your home is listed or in a conservation area. Re-roofing a large part of a roof normally needs Building Regulations approval, which a competent roofer can arrange for you.
How long does it take to replace a roof?
Most re-roofs on a terraced or semi-detached house take 4 to 7 working days, depending on the weather, the size of the roof and whether timbers need replacing.
