What an EPDM rubber flat roof costs in 2026, how long it lasts compared with felt, and whether it suits your garage, extension or dormer.
EPDM is a single-sheet synthetic rubber membrane, laid in one piece over a flat roof deck. It has become the go-to choice for garages, extensions and dormers because it is durable, quick to fit and has very few joints for water to find.
How much does an EPDM roof cost?
As a 2026 guide, EPDM typically costs £90 – £140 per m² supplied and fitted. That usually means:
- Single garage or small extension roof (up to about 15 m²): £1,400 – £2,900
- Larger flat roof (25 – 40 m²): £2,500 – £5,000
The price depends on whether the deck underneath needs replacing, how much insulation is required, and access.
How long does it last?
A correctly installed EPDM roof can last 30 to 50 years. Traditional felt roofs often need attention after 10 to 20 years, which is why many homeowners choose EPDM when the old felt fails.
Is EPDM right for my roof?
EPDM works well for:
- Garages and outbuildings
- Single-storey kitchen and living-room extensions
- Dormers and flat sections of larger roofs
The key is preparation. A sound, dry deck, correct falls so water drains, and properly finished edges and upstands make the difference between a roof that lasts 10 years and one that lasts 40.
Our approach
We start with a free roof check and photograph the existing roof and deck. If the deck is sound, we tell you. If it needs replacing, that is in your written price before work starts.
